  • Investment properties - Through our association with licenced real estate agents , property developers and property marketing companies we offer the opportunity to inspect properties before they hit the market, thus you have the chance to put the initial bids and get a good deal. There are many clients on our books who want to sell their investments or homes and these are great opportunities to negotiate a good deal in a private purchase transaction. Both parties benefit as the seller doesn’t have to pay commission to the real estate agent and the buyer can get a better discount
  • Currently we have several investment properties located in Queensland-Cairns and sunshine coast .
  • Property Conveyancing - We are associated with the reputed law firm ‘Baldock, Stacy and Niven who can handle all property related conveyancing matters including title searches, building and pest inspections etc. Since they are located in the same premises it becomes very convenient for clients to visit both parties at the same time.
  • Deposit Bonds – Instead of paying a cash deposit for purchase of property it is convenient to pay the 10% holding deposit for property purchase via deposit bonds. This is particularly useful for extended settlement periods and off the plan purchases. We can arrange deposit bonds from various sources for property settlement duration from 6 months to 5 years.
  • Buyers Agent - In New South Wales majority of the real estate agents act on behalf of the seller and try to negotiate the highest possible price for their clients. Unfortunately most purchasers are not strong negotiators and don’t understand the language of the real estate industry . This puts them in a weaker position while negotiating with the highly skilled real estate agent. Buyers agents act on behalf of the buyer and can undertake services from finding and inspecting the right property to negotiating a good price for the buyer. We offer access to highly experienced agents for our clients.
  • Valuation Services - A professional valuation by an authorized valuer can be extremely useful for a novice buyer for price negotiation. We offer to arrange a professional valuation done with a detailed report for your existing property or the property which you intend to purchase.
  • Quantity surveyor reports - Are necessary to understand the amount of depreciation which can be claimed from your investment property. The accuracy of these reports are critical and we recommend some of the best quantity surveyors for this purpose.
  • Negative gearing calculations -Understanding the right amount of tax which can be claimed from the tax office of investment properties is crucial before making a decision on investment property purchase. Our financial planners and tax agents can offer professional reports on negative gearing for investors when purchasing investment properties or for tax planning.
